Every serious flat-fee listing should cover the essentials: the MLS, the major home-search sites, professional photos, a lockbox, negotiation and closing. Discount flat-fee options can be a good fit for some sellers, and if the essentials are all you want, you should compare them side by side.

RAW is $4,895 + brokerage fees for full-service representation from launch to close. That covers a professional pricing and marketing strategy for your home, a prep punch list and staging plan, professional photography, the MLS and every popular home-search site, a yard sign, Realtor® lockbox access for showings, showing feedback requested automatically after every showing, a weekly Monday seller report (showings, feedback and market updates), price-review triggers agreed at launch plus a 30-day review, professional negotiation advice, and coordinated closing and abstracting. All of it is handled by a Realtor® who answers his phone. Open houses are available when they fit your home. I’ve been a Realtor® since 2012 and have served more than 280 clients.

For luxury, acreage and architecturally distinctive homes, RAW Signature (+$2,895) adds a bigger launch: cinematic video, drone and twilight photography, floor plans or a 3D tour where appropriate, a custom property website, a premium printed brochure, open-house campaign assets, an enhanced social launch with paid ads, direct outreach to luxury agents and more.

The math is still flat-fee math. On a $500,000 home, $4,895 is a fraction of a traditional percentage-based listing fee. The difference from a lower flat fee is a few thousand dollars, and I’ll show you exactly what that difference buys before you sign anything.

What the fee includes, compared carefully.

The discount flat-fee column shows only services a local discount flat-fee brokerage advertises on its public website (checked October 2026). “Not listed publicly” means we couldn’t find the item advertised. It does not mean the service isn’t offered.

Offerings vary by company, so ask any provider for a written list. Traditional services and fees vary by agent and are negotiable. RAW fees are as offered and subject to a signed listing agreement; applicable brokerage fees are added. Buyer’s-agent compensation is negotiated separately and is not included in any fee shown. Open houses on Flat-Fee listings are scheduled at Alex’s discretion; open-house campaign assets are part of RAW Signature. RAW Signature includes Zillow Showcase integration when it’s available for your property.

Example calculation

Illustrative net-to-seller example: $500,000 home

Illustration only. This is not a promise of any price, timeline or result.

Assumptions (all stated, all held equal): the home sells for $500,000 in every column; listing-side fees only, before brokerage or transaction fees; RAW uses the $4,895 listing fee (a brokerage transaction fee also applies and is not modeled here); the discount column uses a hypothetical $2,500; the traditional column uses a hypothetical 3% listing fee; buyer’s-agent compensation, if any, is treated as the same in every column and left out; other seller costs are left out.

RAW Flat-FeeDiscount flat fee (hypothetical)Traditional 3% (hypothetical)
Sale price (assumed equal)$500,000$500,000$500,000
Listing fee−$4,895−$2,500−$15,000
Brokerage / transaction feesapplies, not modelednot modelednot modeled
Proceeds before the other costs above$495,105$497,500$485,000
Difference vs. RAWn/a+$2,395−$9,895

On these assumptions, and before brokerage fees, RAW’s listing fee is about $2,395 more than the hypothetical discount fee and about $9,895 less than the hypothetical 3% fee. That $2,395 is about half of one percent of the sale price. The question is whether full-service representation from launch to close is worth that to you. We can’t promise it changes your sale price. We can show you exactly what it includes.

Illustration only, not a guarantee. Your results depend on your home, price, terms and market. Fees as offered, subject to a signed listing agreement; applicable brokerage fees, including a brokerage transaction fee, are added and are not shown in this example. Buyer’s-agent compensation is negotiated separately and is not included. Discount and traditional figures are hypothetical.

FAQ

Common questions

Why is RAW’s listing fee $4,895?

It covers full-service representation from launch to close: pricing and marketing strategy, prep punch list and staging plan, professional photography, MLS and popular home-search sites, yard sign, Realtor® lockbox, automatic showing feedback, weekly Monday seller report, price-review triggers plus a 30-day review, negotiation and coordinated closing. Open houses are available when they fit your home.

Does the $4,895 include brokerage fees?

No. Public wording is “$4,895 + brokerage fees.” Applicable brokerage fees, including a brokerage transaction fee, are added. The transaction fee amount is in the listing agreement.

Is buyer’s-agent compensation included?

No. Buyer’s-agent compensation is negotiated separately and is not included in the listing fee or in the illustrative examples on this page.

How does this compare with a 3% listing fee?

On a $500,000 sale price, a hypothetical 3% listing fee is $15,000. RAW’s listing fee is $4,895 before brokerage fees. That example holds the sale price equal and leaves buyer’s-agent compensation out of every column. It is an illustration only, not a promise of price or net proceeds.

What is RAW Signature?

An optional +$2,895 upgrade ($7,790 + applicable brokerage fees total) for luxury, acreage and architecturally distinctive homes. It adds cinematic video, drone and twilight photography, floor plans or a 3D tour where appropriate, custom property website, brochure, open-house campaign assets, enhanced social launch with paid ads, and luxury-agent outreach.
