Ankeny’s 2020 Census population was 67,887, and Census estimates since then show further growth. It sits north of Des Moines along I-35, with a short freeway commute into the metro and a straight shot toward Ames. The city’s own planning documents describe a historic residential core around First Street and Ankeny Boulevard, with later growth rings and large newer neighborhoods, including Prairie Trail, filling in outward. Slightly over half of Ankeny’s single-family homes were built since 2000, per the city’s community character materials, which is why so many listings feel “new construction adjacent” even when the house itself is a few years old.

Uptown Ankeny still functions as the older commercial and civic heart, with a seasonal farmers market and smaller-scale streets. The District at Prairie Trail is a newer walkable retail and restaurant node inside a large master-planned area. Between those poles you will find ranches, two-stories, townhomes and apartments. Sellers in the older core often compete on lot, updates and proximity to Uptown; sellers in newer north and Prairie Trail areas often compete on finishes, HOA amenities and school feeders.

Most addresses are in Ankeny Community School District. Portions of the northeast and southeast can fall into North Polk or Saydel, so boundary checks matter.
